Notice is hereby provided that the Planning Board will hold a public hearing at the Stratham Municipal Center, 10 Bunker Hill Avenue, in Stratham, NH at the date and time posted below.
Pursuant to NH RSA 674:16m 675:3, and 675:7, notice is hereby given that public hearings will be held by the Stratham Planning Board on Wednesday, January 7, 2026 at 7:00 PM at the Stratham Municipal Center, 10 Bunker Hill Avenue, Stratham, NH. If there are language changes by the Planning Board, there will be a second Public Hearing for Wednesday, January 21, 2026.
The purpose of the hearings is to review and solicit public comment on proposed amendments to the Stratham Zoning Ordinance. This notice provides a topical description of each proposed amendment; a full copy of the proposed amendments is available at the Municipal Center during regular business hours, and on the following link: 2026 ZO Amendments. The public is invited to attend and participate in the Public Hearing.
Amend Section III, Establishment of Districts and Uses, substantially amend Section 3.10 Route 33 Legacy Highway Heritage District, and update 4.1.1 and 4.2 the Table of Uses to require new subdivisions to adhere to dimensional requirements and limit the number of new primary dwellings on the site. This amendment intends to address and clarify the district’s purpose and the dimensional requirements of the Route 33 Legacy Highway Heritage District.
Amend Section II to update definitions, adding historical structure and renumbering accordingly.
ARTICLE: Residential Open Space Cluster Development
Substantially amend Section VIII, Residential Open Space Cluster Development, including renumbering sections and to strengthen the design criteria and yield plans for Residential Open Space Cluster Development; preserve rural character, protect historical structures, protect ecological resources, create greenway networks, increasing requirements for open space to amend lot sizes and setbacks; and limiting density.

Bruce Bisbano (Applicant) and Roger Groux, 38 Portsmouth Ave LLC (Owner) request for approval of a Site Plan Amendment for the existing Citizens Bank at 36 Portsmouth Avenue (Tax Map 9, Lot 117) in the Gateway Commercial Business District. Proposed changes include expanding the existing bank building by closing in the drive-through while retaining a drive-up ATM, updated landscaping, and the conversion of one parking space into an EV parking space.
