PLANNING BOARD SUBDIVISION REGULATIONS:
Pursuant to RSA 675:6 & 7, the Stratham Planning Board will hold a public hearing on Wednesday, April 1, 2026, at 7:00 PM at the Stratham Municipal Center, 10 Bunker Hill Avenue, Stratham, NH. The purpose of the hearing is to review and solicit public comments on proposed amendments to the Stratham Subdivision Regulations. This notice provides a topical description of each proposed amendment; a full copy of the proposed amendments is available at the Municipal Center during regular business hours, and at the following link: 2026 Subdivision Regulation Amendments. Section 1.5, Definitions
- Add definition of Major Subdivision, Arterial Road, Collector Road, Minor Access, Local Access Road, Cul-De-Sac, Dead End roads, Single-loaded street and Voluntary merger.
Section 2.4.1.b Resubmittals.
- Add requirements of resubmittals.
Section 4.4.2 Pork Chop Lot Subdivision
- Removed: repealed on November 20, 2024.
Section 4.4.4 Road Design and Construction Standards
- Creation of Roadway Design criteria (Table 1).
- Updated b. Street Layout, Plan, and Construction.
Section 4.4.6 Driveways Standards
- Updated dimensional requirements and driveways off NHDOT roads.
Section 4.4.7 Fire Protection
- Requirements updated for fire protection systems, flow rates, cistern requirements, and removal of fire ponds.
Section VI: Construction Administration Procedures
- New Section including Performance and Maintenance guarantee, preconstruction meeting, inspections, As-built requirements, Issuance of building permits and certificates of occupancy.
